Clay and concrete tile can last decades in Southern California sun. The underlayment underneath does not. UV, heat, and age cook the felt until the first real rain finds a path around a cracked tile, a slipped course, or a flashing that has opened. From the street the roof still looks like a tile roof. From the attic it is often a wet, stained deck.

A full tear-off and new tile system is the right call when tiles are broken across the field, the profile is obsolete, or the house and HOA require a complete reset. Tile is common on older Pasadena, Los Feliz, Glendale hillside, Beverly Hills, Rancho Palos Verdes, and south Orange County HOA streets. Concrete tile is the production default in a large share of planned Inland Empire and south-county tracts. Clay barrel tile is the look on Spanish Revival and Mission-adjacent houses.
It is the wrong default on a light-framed ranch that was never designed for the dead load. We will not talk you into a tile system on a house that should wear architectural shingle. We will also not talk you into tearing off a tile roof that needed flashing and felt. Match the system to the building.
